Lowell Zoning Board approves three variances, narrowly backing contested lot-split. The board voted unanimously for two residential variances: one for Gualter Almeida to raise a garage roof at 14 Carly Way, and another for Daniel Farrell to build an 18-by-20-foot addition at 35 Westwind Road in the Suburban Single-Family district. For the third case, applicant Lanikai, LLC sought approval to split a 159 Ludlam Street corner lot into two 3,200-square-foot parcels to accommodate an existing home and a new three-story single-family dwelling; Member Hovey opposed on grounds that the lot shape does not constitute hardship and that zoning was changed to 7,000 square feet to prevent such splits.
The motion passed 4-1 with a condition that the new lot remain single-family. The board also granted a six-month variance extension for Marc Poirier at 326 Cumberland Road.
